I've been doing this for a while now and I have never seen a listing say what this one says out loud.
First, the number that frames it:
The average home in Powell sells in 23.1 days. Olentangy schools, strong demand, homes move.
Now here's this week's pick.
🏡 DEAL OF THE WEEK: A 3,785 Sq Ft Home in Powell's Scioto Reserve - Now $649,900
A 4-bedroom, 5-bath, 3,785 square foot five-level split inside the Scioto Reserve Golf Community, minutes from the country club. Three-car garage. Two-story great room with soaring ceilings. Oversized kitchen island, walk-in pantry, private home office, a dedicated media level with a bar and surround sound, and an owner's suite on its own private level with a spa-style bath and separate walk-in closets. Mature landscaping, a paver patio, and a backyard that opens onto expansive green space. Brand new HVAC and heating system.
Here's why it's the Deal of the Week:
The listing remarks open with three words: "Bring us an offer."
I want you to appreciate how unusual that is. Public listing remarks are marketing copy. They're where a seller puts their best foot forward. When a seller instead uses that space to openly invite offers, they are telling every buyer and every agent in Central Ohio exactly where they stand.
And the rest of the data backs it up:
133 days on market. In a suburb averaging 23.1 days, this home has sat nearly six times longer than the market.
$50,000 already cut. It listed at $699,900 and sits at $649,900 today.
And the math on square footage is the part that got my attention. At $649,900 for 3,785 square feet, you're at roughly $172 per square foot. Comparable Powell homes I pulled this week are running between $205 and $226 per square foot, and one new build in the area is over $360. You are looking at something like a 20% discount per square foot on one of the largest homes available in that price range.
Now the honest part, because that's the whole point of the Deal of the Week.
There are two real reasons this home is sitting, and I'd rather you hear them from me than find them out in week three.
One: it's a Powell address, but it's in Buckeye Valley schools, not Olentangy. That distinction matters enormously in this specific market. Olentangy is the district most Powell buyers are specifically shopping for, and a huge share of them filter it and never see this house. That single line in the listing is very likely doing most of the work in explaining 133 days on market.
Two: it's a five-level split. That layout gives you genuinely separated living spaces, which some people love. It also means a lot of stairs, which some people won't tolerate. There's no middle ground on that floor plan.
Here's my actual read: those two things are precisely what you're being paid $50,000 and 20% per square foot to accept.
If you need Olentangy schools, this home is not for you and you should stop reading. But if you're a buyer without school-district requirements - no kids, grown kids, private school, remote worker, investor - you are looking at a nearly 4,000 square foot home in a golf community, with new HVAC, at a price that only exists because of a filter you don't need to care about.
The growth angle:
Powell's median sale price sits around $527,500. This home is asking $649,900 for 3,785 square feet, which puts it well above the median in price and dramatically above it in size. You're buying the largest kind of home in one of Central Ohio's most desirable communities.
And it's worth remembering what Powell is currently doing: the city is actively drawing up plans to reimagine its downtown into a denser, walkable district. That's a long-term amenity investment in the exact area this home sits near.
The house is large, updated where it counts, and priced under the market on a per-foot basis. The flaws are real, explainable, and irrelevant to a specific kind of buyer.
That's not a perfect house. That's leverage - and leverage is what a deal actually is.
